Every sale and lease registered with Dubai Land Department for Sobha Hartland, from the Land Department's open data. Nothing is taken from listing portals, and asking prices are never used.
Because layout changes value. Two homes with the same number of bedrooms can differ by hundreds of square feet, and a study or a maid's room can make a home worth more than its bedroom count suggests.
Partial shares, lease-to-own deals, shops and offices, and portfolio sales where one buyer takes several homes at once. Developer sales on payment plans (registered as "delayed sell") stay in and are labelled Developer.
One unusual sale can drag an average a long way. The median is the middle price: half the homes sold for more, half for less.
When the Land Department publishes new registrations. Every view shows the date it was last updated.
